DISTRESSED, WORKOUT AND REO:

Peryn’s understanding of distressed real estate and ability to create value, positions the firm to professionally handle challenging properties that are distressed, going into receivership, foreclosed or given back to the lender.  Peryn gets control of a property that has been mismanaged, managed down or suffered from the foreclosure process.  Unlike typical third party management firms or Court Appointed Receivers, we don’t simply ‘Rearrange the Deck Chairs on the Titanic’ while collecting fees.  We dig in and do what we need to do to stabilize operations, provide accurate reporting, increase value, and then develop a marketing & due-diligence package to sell or recapitalize the property.  We can market the property or work with your broker through the post-closing documents.

Strict Alignment of Interest:  Peryn requires, and maintains, a strict alignment of interest with the client.  All sources of compensation are transparent and structured to promote mutual success. We will not profit from application fees, property repairs, accept rebates or finder fees, payroll reimbursements, placing insurance, advertising, out of pocket reimbursements, and after hour emergency service calls.  We will actively seek co-brokerage participation when seeking the best tenants and buyers in commissionable assignments regardless of a reduced fee. (Does your current property manager, advisor or broker abide by the same commitment?  Can they prove it?  I didn’t think so.)

Whether it’s operating a mature property, transitioning family held assets, repositioning a property in a changing market, or stabilizing and turning around a distressed building, Peryn has extensive experience developing and executing customized property management plans that meet the needs of our clients.  Assignments usually begin by meeting with the owner to discuss current issues, near term expectations and long term goals.  We then review the financial performance, physical property, day-to-day operations, tenant mix and position in the market.  Afterwards, we meet with the ownership to discuss our findings in order to develop a plan going forward that addresses the client's specific goals, reduces operating risk, and builds quantifiable value.
